The study envisages a conversion of the building used as an office on Franz-Josefs-Kai into a residential building with 8700 m² GFA on nine upper floors and one lower floor. The structural shell of the reinforced concrete structure will be preserved for reasons of sustainability as well as historical reference. It is even more emphasised by the use of exclusively room-high glass elements as the building shell.

The new utilisation concept for the L-shaped building comprises 52 apartments on the upper floors two to nine. The first upper floor is an office floor. The ground floor contains commercial office and garage space. On each floor, seven or eight apartments are planned, ranging from 1-room to 4-room apartments with 46 to 105 m² with loggias on the street side and terraces on the courtyard side. In the two attics 6 maisonettes from 99 m² to 138 m² including terraces are arranged.
